Nothing compares to Gallatin River Ranch ! Given the information contained in this report, there is not a single property in Gallatin County either available For Sale or recently Sold that compares to Gallatin River Ranch and the amenities offered.
Although each property is unique in it's own way, each having something special to offer a potential Buyer, if you compare the 36 properties included in this report, you will notice the following:
- None of the properties have an Equestrian Facility even remotely close to that of Gallatin River Ranch. Most veterinarians don't have facilities as complete as Gallatin River Ranch.
- None of the properties have Emergency Fire/Medical Services or regular Security on site. They must rely on City/County Services, some of which are over 25± miles away.
- None of the other properties offer a Construction Builder Program
- None of the other properties offer a Proposed Clubhouse . With construction starting as early as spring 2005, the clubhouse will be available to Gallatin River Ranch homeowner's for association and club meetings, banquets, and private functions.
- Only 12 of the parcels or developments offer any kind of Common Ground , some not even in the development
- Hudson Creek/Chestnut Ridge(5 parcels) easement & trail to Forest Service
- Brass Lantern National Forest up the road
- Wapiti Way borders State Land
- Baker Creek Springs (4 parcels) building envelope, rest is common
- Star Ridge Road, Eagle Rock Reserve 17 acres/ 20 acre tract
- 23 of 36 parcels offer some sort of Water Amenity ranging from seasonal streams and private access to the East/West Gallatin Rivers to year round creeks and actual frontage on the rivers. Only Baker Creek Springs offers private fishing opportunities with it's own ponds, spring creeks, a streams flowing through the development.
- It is unknown if any of the other properties offer Neighborhood/Homeowners Gatherings as often as Gallatin River Ranch . Most Homeowner's Association meet only once a year and most do not offer various clubs to participate in. Again, something unique to Gallatin River Ranch .
- Noxious Weed Program This also is unique to Gallatin River Ranch . Montana law states the individual landowner is responsible for noxious weed control on his own property. At Gallatin River Ranch individual parcels are sprayed and the cost is billed to the property owners unless the property owner wants to spray for themselves.
- Road Maintenance Depends on whether the parcel is an individual lot or is part of a larger subdivision. If it is an individual lot, it is the Owner's responsibility. If it's part of a subdivision, the Homeowner's Association typically takes responsibility. The exception here is: Lot 35, Battle Ridge, where there is a subdivision but no Homeowner's Association.
- All but 3 parcels have Protective Covenants . The 2 parcels on Gee Norman Road and the parcel on Holland Lane do not have covenants. Lot 35, Battle Ridge has covenants with no enforcement.
- Architectural Review 13 parcels have known review boards. 4 parcels clearly do not have any kind of review. Of the remaining 19 parcels, it is unsure if there is an active review board. Again, if the property is in a subdivision and there are protective covenants, there are probably some form of building guidelines to follow.
- All parcels, except Lot 35, Battle Ridge, have electric & phone Utilities to the property. Some have natural gas and about 2/3 have internet capabilities. The high mountain properties will have difficulty receiving an internet signal.
- Wildlife and Views vary with property location. Those properties in the valley have mountain views, deer, birds and waterfowl. The mountain properties have mountain and possibly valley views along with deer, elk, moose, & upland birds. Gallatin River Ranch is the only property in this report known to have a resident antelope herd.
Pricing: Based on the pricing information gathered in this report Gallatin River Ranch is the Best Buy in Gallatin County . Since this report restricted the size of the property search to lots 19.75 acres to 20.25 acres in size, the prices of the properties included in this report represent a fair market analysis of the value of a 20± acre parcel in Gallatin County within 30 miles of Bozeman.
